Exploring The Charles: Atlanta’s Epitome of Luxury Living and Modern Design


Located in Buckhead, Atlanta, The Charles Building can be found at the place where Paces Ferry, Roswell, and Peachtree roads meet. This intersection makes a unique, intricate, and triangular site. In fact, the design team behind The Charles Building chose this location to utilize its qualities. The Charles Building is a multi-faceted, 18-story tower containing 57 luxury condominium units, ground-floor retail, and office space. It is one of the highlights of Buckhead Village, which is where some of the most successful professionals in Atlanta congregate to celebrate fine dining, incredible shopping venues, and a classicvillage atmosphere.

The Charles Building Design

Intent on luxurious living, The Charles Building transforms the heart of Buckhead Village, emanating a dark and imposing façade. Architectural and landscape design services were rendered by Lord Aeck Sargent, who built a signature amenity terrace above the sixth floor of The Charles Building. The modern design explores the theme of geometry and is complemented by the triangular-shaped site on which it was built.

The amenity terrace offers many luxurious items to its residents, such as a pool, fire pit, lounge, yoga center, landscaped gardens, and a standalone fitness pavilion. All of this is interwoven through a series of angular lines set against the backdrop of the skyline of Buckhead, Atlanta.

The amenity terrace is a total of 14,000 square feet and is located 80 feet above Peachtree Street. Innovative folding glass NanaWall doors create a sort of enmeshment between the inside and outside living spaces and open the club room and fitness center to the beautiful outdoors. In addition, a modern glass-edged pool hangs over the building, providing residents with an unrelenting view of Buckhead Village. Meanwhile, a street-level residential lobby below provides its private residents with valet parking and complete access to a 24-hour concierge.

The Charles Building Interior Design

One of the ultimate challenges and goals was to seek to blur the boundaries between indoor and outdoor living, serving to maximize skyline views of the city for every unit. In the residential tower, there are five units on each floor. Over-sized terraces accompany each unit, optimizing the corner condition for each residential space. Nanawall folding glass walls play an instrumental role in enmeshing the indoor and outdoor living spaces.

The 18-story tower showcases an on-site fitness facility, fully furnished guest suites, spacious terraces, ground floor retail centers, 24-hour concierge services, optional storage units, a private lobby, and many other features and amenities.

The Charles Building Units

There are 57 luxurious condominium units located within The Charles Building. These residential units feature Franke fixtures and high-end Gaggenau appliances. The chef-caliber kitchens are state-of-the-art, highlighting European cabinetry crafted by Pedini, as well as immaculate Cambria quartz countertops.

The master bathrooms are complete with freestanding Victoria + Albert tubs, Gessi fixtures, as well as Cambria quartz vanity surfaces. The corner master bedroom suites are ornate with floor-to-ceiling glass, which enables residents to look out over the beautiful skyline.

The rooms contain a beautiful oak hardwood flooring, spacious walk-in closets, incredible open floor plans, NanaWall folding door systems, intimate terraces, and high 10-foot ceilings (12-foot ceilings in penthouses).
